Biography
Sandi Flantzer is presently licensed to appraise any real property type in both Canada and the state of Georgia. She began her apprenticeship in real property valuations in 2017 after a 20-year success appraising, consulting and educating about wine and spirits in Canada and the US.
Flantzer decided to pursue real property valuations to round out her wine expertise to encompass real estate. Over the next six years, Sandi has prepared valuation reports for vacant land including agricultural and conservation easements, mixed use developments, residential historic properties and subdivisions, multi-family, large apartment complexes, industrial buildings, office, retail, and special purpose such as gas stations, hotel/motel, resort, fishing cottages, restaurants and marinas. Sandi has worked primarily for boutique valuation firms specializing in complex assignments that have included clients in government, investment, lending institutions and litigation.
In 2022, she became designated to appraise all types of property in Canada by achieving her AACI, P.App (Accredited Appraiser Canadian Institute, Professional Appraiser), being the highest designation in this field. To further her expertise, she moved to the US shortly thereafter and acquired her Certified General license in Georgia, where she can obtain temporary licensing permits in other states on a case-by-case basis. Presently, she is pursuing her MAI designation with the Appraisal Institute. This appraisal designation is presented to those that complete the required experience, extensive coursework in specific valuation related material and pass a series of comprehensive exams.
In 2003, she became one of the first female Sommeliers in Canada and founded Cork and Karma, an appraisal and consulting firm dedicated to wine education. For the next twenty years, she had an illustrious career appraising wines for high profile clients, Wine Spectator Award restaurant recipients, insurers for riders and damages claims, fraud and provenance disputes, and non-profits for issuance of wine donation tax receipts. The pinnacle of her wine appraisal expertise was in 2019, when she was retained as an Expert Witness by a group of taxpayers to develop an appraisal methodology for the Federal Tax Court of Canada, to set the precedence for valuing wines donated to charities.
